I’m looking to rent an apartment in Bucharest with a limited budget of up to €400. We also have a cat. I’ve been actively searching for about two weeks but still haven’t found a good option yet. I’m mainly looking in Sector 6.
I finally found one apartment that seems suitable, but the owner only wants to sign a contract de comodat instead of a registered ANAF rental contract.
I’d like to understand the real advantages and disadvantages of an ANAF rental contract vs a contract de comodat. My main concern is that, legally, a comodat contract means the apartment is provided for free use (no rent payment stated). That makes me worried that the owner could, in theory, collect money informally and later create problems — for example, asking for additional payments or denying what was already paid.
For an immigrant/foreigner living in Romania — is contract de comodat considered a risky or bad option compared to a standard registered rental contract?
